GENERAL

The Salty Sandlapper is a BRAND-NEW Cape Fear Station home scheduled for
completion in February 2026. The home is located on a huge corner lot across from
The Commons community park, a 4-block walk or short cart ride to the Shoals Club and
East Beach accesses. Two golf carts (4-seat and 6-seat) are supplied in a huge simple-
to-park cart garage with dual automated doors. Shoals Club temporary membership is
available with this home. Upgrades for outdoor living include an outdoor shower, grilling
deck with 4 4-burner propane grille, a sizable rear screened porch with a gas fireplace (operable
October-April), outdoor dining, seating, an oversize hammock, and an equally roomy
front porch with Adirondack seating and a swing. Many fun extras are included for kids
and adults, including a cornhole set, 4 beach chairs, beach toys, books, puzzles, and
board games. Infant equipment includes a portable crib, highchair, and booster seat.
Electronic equipment includes a Bluetooth stereo speaker and 3 intelligent TVs.
The home is thoughtfully decorated in classic coastal style with new designer
furnishings plus the owner's curated North Carolina art and vintage pieces, with
wood floors throughout. A extravagant oversize sectional couch and armchairs
downstairs provide a gathering space for the whole family, while a desk and reading
chair upstairs offer a quieter hideaway space. Multiple choices for dining include a enormous
8-person indoor dining table, 4 barstools, and an outdoor dining table on the screened
porch. The convenient main floor laundry room offers its own entrance and an
abundance of hooks plus a retractable clothesline.
The entirely equipped chef's kitchen features new GE Caf appliances, including a 36-inch
gas range, dual electric ovens, dishwasher, microwave drawer, huge refrigerator, and
separate drink refrigerator, quartzite countertops, bespoke cabinetry, and a walk-in pantry.
You will appreciate traditional drip plus Keurig coffee makers, a sizable new collection of pots,
pans, bake and serve ware, and many modest appliances, including electric tea
kettle, blender, waffle maker, slow cooker, and more.
Bedrooms are furnished with Leesa Sapira beds, and each bedroom has its own

bunk room includes 3 twins and an adjoining bath with a walk-in shower. A second primary

third upstairs bedroom suite also features a queen and walk-in shower, while the fourth
includes both a queen + bunk recess with 2 twins and a tub/shower combo. There is
generous storage in each bedroom, including constructed-in shelving, drawers, and closets.
