The Overlook got its name from the upsized deck overlooking the award-winning Cape Fear river walk! The Overlook is one of the best spots in downtown Wilmington. Within walking distance to numerous eateries, bars, museums, breweries, and more! The Overlook offers a king bed, one bath, and a massive deck for morning coffees or sipping afternoon wine. Savor all of downtown Wilmington in this centrally located condo!

The Riverwalk in Downtown Wilmington is a showstopper of a walk that is a distinctive attraction all its own. Originally conceived in the 1980s as a way to generate more interest and tourism to the Cape Fear River waterfront regions of Wilmington's historic Downtown, today the Riverwalk encompasses a full mile of spectacular boardwalk, hugging the borders of the riverfront, and providing visitors with countless vistas and painless access to some of the Downtown's most beloved attractions.

Guests will have full access to the entire condo and common space in the open atrium in the center of the building. There is a locked owners closet in the hallway for our supplies, but everything else is yours to use. Guests can check in with a keypad entry.

We provide a parking pass for one car in a parking lot across from the building.

Please be sure to review our cancellation policy prior to making your reservation. We strongly recommend purchasing trip insurance at the time of booking.

How to find the best vacation home experience:

When to book & When to go:

  • June, July, and August are the most expensive months in Wilmington. To find the best value, change your group's vacation week to the Spring or Fall shoulder seasons. May, September, and October offer pleasant temperatures, fewer crowds, and reduced traffic. Many vacationers use this strategy to reserve larger homes, or to book an oceanfront vacation rental that would otherwise be unavailable or unaffordable during the Summer.
  • Reserve your vacation rental as early as possible. Rental schedules often open twelve months in advance (or in September just after Summer ends). Many families book their Summer rental homes during Winter holiday get-togethers. Reserve before these holidays for best selection.
  • Active Duty and veterans of the US Armed forces may qualify for special discounts. Be sure to ask your prospective host if your family qualifies for a special rate.
  • Property management companies usually offer their guests an option to obtain trip insurance protection. Trip insurance, which costs 1% - 5% of the base stay price, offers visitors reimbursement of costs for any missed time as a result of personal medical-related issues or weather disasters, as well as ensuing additional hurricane evacuation charges, such as an unexpected hotel stay or extra fuel expenses. Trip insurance can be a a life-saver if the unforeseen occurs. Ask your host for specifics.
  • Look for your local visitors guide when you arrive at the rental property. If your rental property doesn't have a copy, you can find them at local shops and visitor centers. In addition to great local stories, visitors guides contain deals for local accommodations, restaurants and tours.

Planning and picking the bestrental home:

  • Select vacation dates and budget.
  • Note the number bedrooms and the bed configuration your family requires. The Overlook - Downtown - Parking has 2 bedrooms and 1 bathrooms.
  • Specific descriptions of bedrooms and bed counts is almost always accessible on booking pages. If you don't see them listed, reach out to the property management company before you reserve the vacation property. Note that most properties list maximum guest capacity, which usually includes pull-out couches and bunk beds. You'll need to determine what configuration is best for your vacation group.
  • Are you looking for specific amenities? Most websites include search filters for amenities. Use these filters to your advantage to find the perfect rental home.
  • Appropriate accessibility amenities can make or break a vacation for those with limited mobility. Confirm all required amenities are available before reserving a rental.
  • If your family is bringing pets, you'll need to search for a rental that allows animals. Request details on breed, size, and type requirements. Usually, property managers require additional pet deposits and fees.

Additional considerations:

  • Store the owner's contact information in your smartphone.
  • To make certain no damages are attributed to your visit, inspect the rental for any problem areas during arrival. Make contact with the host immediately to report any damages. If there is a dispute, having a record of concerns and contact attempts will be useful.
  • Ask questions. You may need instructions for a hot tub, elevator or thermostat. Contact your owner. They are there to help! A brief phone call can prevent quite a few difficulties.
  • Respecting quiet hours and parking regulations can make a stay significantly more pleasurable. You'll enhance your chance to make some new local friends, and resident neighbors are often a great resource to find the best local beaches.
  • Speaking of neighbors... Ask a local resident! Locals can usually point you in the right direction. Who better to ask where to grab the best tacos, have a great night out, or the best spots for shopping?
  • Ensure you protect the owner (and your stuff!) by locking and securing the home while you are out, just like you would at home.
  • Upon check-out, complete a final walk-through to make sure you haven't forget anything. Make sure to check bathrooms, dressers, and closets for hidden treasure. Clean the refrigerator and take or dispose of leftovers.
  • Go through the property a final time and look for damages to contents or the property itself. We recommend inspecting the property with the host whenever possible. If the host is not available, remember to take photos and video of the rental to record its condition at check-out.
  • Did your group have a fantastic vacation? Many vacation rental websites make it easy for guests to provide feedback. If your property and/or property management company was wonderful, they will likely appreciate your kind words. If anything was imperfect and they failed to address it in a reasonable manner, or if the vacation rental wasn't described correctly, you'll want to make it a point as part of your feedback.

Victory Beach Vacations

Visitors who are on the hunt for the postcard-perfect vacation rental in the heart of the Carolina Beach or Kure Beach area will find an enticing selection and plenty of friendly customer service when they rent through Victory Beach Vacations. Based in Carolina Beach in the coastal Cape Fear region, Victory Beach Vacations has more than 100 vacation rentals in all shapes and sizes to ensure that every vacationing family can find their dream home away from home on the beach.   When you book your Cape Fear getaway with Victory Beach Vacations, the fun doesn’t end when you leave the beach, it continues with an array of privately-owned properties outfitted with all of the amenities needed for a fabulous beach vacation.   Jenna Lanier, General Manager, explains that her family first opened the rental and property management business in 2002. At the forefront of Victory Beach operations is Lanier’s mother, Caroline Meeks. Meeks is both the Broker in Charge and co-owner with husband, Buck Meeks, who manages the Field Services team with Lanier’s husband, Scott.   For nearly 20 years, the Victory Beach team has worked tirelessly to establish a network of top-of-the-line rental properties for Cape Fear visitors to enjoy. “As far as our properties go,” explains Lanier, “they are all updated, well-furnished and appointed. “We have always performed post-cleaning inspections and since the pandemic, have put freshly laundered duvets over all of the comforters between rentals.”   Lanier emphasizes how important the guests experience is “we strive to give our guests a relaxing, stress free, memorable vacation.” This emphasis on customer service has led to Victory Beach Vacations having a 4.8 Google rating with over 300 reviews by happy owners and guests. In addition to Victory Beach’s superior sanitation practices, the company offers properties for every type of visitor. Choose from luxury oceanfront houses and condos to more reasonbly priced 2nd row properties with oceanviews. Many properties include pools and hot tubs as well, perfect for outdoor entertaining, and many are dog friendly.   Lanier also notes that all properties are within walking or driving distance to Pleasure Island’s main attractions – Carolina Beach and Kure Beach. The former, as described by Lanier, is the more commercialized of the two destinations and features a boardwalk, outdoor dining options and a plethora of weekly activities including fireworks, live music, amusement park pop-ups, and movies under the stars. Kure Beach offers a more residential feel with its fishing pier, intimate restaurants and family favorite, North Carolina Aquarium at Fort Fisher.More water fun awaits, too. “There is a harbor and a canal that feed into the intercoastal. We have several properties on the harbor so guests can bring their boat, kayak, [or jet ski] and travel between islands,” says Lanier.   A stay with Victory Beach Vacations is an annual pilgrimage for most. “A large percentage of guests are previous guests. Some even reserve the same property for the next year as they’re checking out,” Lanier says. “It’s almost like it’s their personal vacation home.”   Even before guests arrive at their vacation destination, the Victory Beach Vacations’ website greets them with a live beach cam and exquisite aerial footage of both Carolina and Kure Beaches.
