The Overlook got its name from the upsized deck overlooking the award-winning Cape Fear river walk! The Overlook is one of the best spots in downtown Wilmington. Within walking distance to numerous eateries, bars, museums, breweries, and more! The Overlook offers a king bed, one bath, and a massive deck for morning coffees or sipping afternoon wine. Savor all of downtown Wilmington in this centrally located condo!

The Riverwalk in Downtown Wilmington is a showstopper of a walk that is a distinctive attraction all its own. Originally conceived in the 1980s as a way to generate more interest and tourism to the Cape Fear River waterfront regions of Wilmington's historic Downtown, today the Riverwalk encompasses a full mile of spectacular boardwalk, hugging the borders of the riverfront, and providing visitors with countless vistas and simple access to some of the Downtown's most beloved attractions.

Guests will have full access to the entire condo and common space in the open atrium in the center of the building. There is a locked owners closet in the hallway for our supplies, but everything else is yours to use. Guests can check in with a keypad entry.

We provide a parking pass for one car in a parking lot across from the building.

Please be sure to review our cancellation policy prior to making your reservation. We strongly recommend purchasing trip insurance at the time of booking.

Tips for getting the perfect Southport vacation home experience:

Finding the best rental value:

  • Book your vacation rental as early as possible. Rental schedules generally become available a year in advance (or in September just after Summer ends). Many groups reserve their Summer rental homes during Winter holiday get-togethers. Reserve before these holidays for best selection.
  • Summer time is high season in the Southport area. To find the largest vacation home within your budget, we highly recommend reserving in Fall or Spring. You'll enjoy lower rates, better selection, beautiful weather and the absence of large crowds at popular attractions and restaurants. Many vacationers use this strategy to reserve larger homes, or to reserve an oceanfront vacation rental that would otherwise be unavailable during the high season.
  • Some hosts offer discounts for veterans. Make sure to check with your host or property manager to see if discounts are available for your family before you book.
  • Property managers typically offer their guests an option to obtain vacation insurance protection. Trip insurance, which normally costs between 1% - 5% of the base booking price, offers visitors reimbursement of their vacation costs for missed trip time as a result of personal medical-related issues or weather, as well as ensuing additional hurricane evacuation costs or charges, such as an unexpected hotel stay or additional fuel expenses. Trip insurance can be a a life-saver if the unforeseen happens. Ask your property manager for additional information.
  • Many property management companies and vacation rental houses supply Southport area visitors guides which often include coupons, either offered independently by local businesses, or through a relationship between the rental management company and the business itself. You can also find Southport visitors guide magazine and coupon books at local gas stations and shopping centers.

Selecting the perfect rental home:

  • Start by choosing your the best vacation week and a maximum budget.
  • Determine how many beds and what type of bedroom configuration your family needs. The Overlook - Downtown - Parking has 2 bedrooms and 1 bathrooms.
  • Specific descriptions of bedrooms and bed sizes & counts is regularly accessible on booking pages. If you don't see them listed, email or call the property manager before you book the rental. Note that most listings specify maximum guest capacity, which usually includes sofa beds in living rooms. You will need to establish what is right for your trip.
  • Some rentals allow pets, and some don't. Allowable types of family pet, weight and breeds may be restricted, and additional fees may apply. Ask the host about pets before booking.
  • Are you looking for special amenities? Most websites include search filters with amenity lists.
  • Appropriate accessibility can make or ruin a vacation for guests with disabilities. Confirm all necessary amenities are available before booking.

More tips for your stay:

  • We recommend storing the owner's contact information in your smartphone.
  • Property managers are great sources of help! Feel free to ask any questions before, during, or after your stay.
  • Keep the property locked while you're away! Don't let crooks ruin your family vacation.
  • To make sure that damages are not linked to your stay, record any problem areas upon check in. Speak to the property manager right away to document any damages. If there is a dispute about legal responsibility later, having the recorded issues and contact attempts will be useful.
  • Respect the neighborhood. Often, nearby homes are filled by permanent residents. Respecting noise limits and parking regulations reduces conflict and allows everyone to enjoy their day.
  • Don't forget to... Ask a local resident! Local residents can frequently help. Who better to ask where to spend a rainy day, have a great night on the town, or the best spots for bird watching?
  • Don't leave anything behind! Before you drive away, walk through the rental to reconfirm you've collected all personal belongings. Re-check bathrooms, dressers, and closets for hidden treasure. Clean out the refrigerator and take any leftovers home.
  • Document the condition of the property at check-out. We recommend taking a video during your final walk-through.
  • After your trip, leave feedback! Hosts rely on good reviews to drive more reservations. They'll be grateful for your review. Alternatively, if something wasn't as described, other vacationers will be thankful you shared your review and help them have the best future vacation. Please be objective. If something fell short of expectations, consider whether the host had any control over the issue, and if so, whether they responded expeditiously to solve it.

Victory Beach Vacations

Visitors who are on the hunt for the postcard-perfect vacation rental in the heart of the Carolina Beach or Kure Beach area will find an enticing selection and plenty of friendly customer service when they rent through Victory Beach Vacations. Based in Carolina Beach in the coastal Cape Fear region, Victory Beach Vacations has more than 100 vacation rentals in all shapes and sizes to ensure that every vacationing family can find their dream home away from home on the beach.   When you book your Cape Fear getaway with Victory Beach Vacations, the fun doesn’t end when you leave the beach, it continues with an array of privately-owned properties outfitted with all of the amenities needed for a fabulous beach vacation.   Jenna Lanier, General Manager, explains that her family first opened the rental and property management business in 2002. At the forefront of Victory Beach operations is Lanier’s mother, Caroline Meeks. Meeks is both the Broker in Charge and co-owner with husband, Buck Meeks, who manages the Field Services team with Lanier’s husband, Scott.   For nearly 20 years, the Victory Beach team has worked tirelessly to establish a network of top-of-the-line rental properties for Cape Fear visitors to enjoy. “As far as our properties go,” explains Lanier, “they are all updated, well-furnished and appointed. “We have always performed post-cleaning inspections and since the pandemic, have put freshly laundered duvets over all of the comforters between rentals.”   Lanier emphasizes how important the guests experience is “we strive to give our guests a relaxing, stress free, memorable vacation.” This emphasis on customer service has led to Victory Beach Vacations having a 4.8 Google rating with over 300 reviews by happy owners and guests. In addition to Victory Beach’s superior sanitation practices, the company offers properties for every type of visitor. Choose from luxury oceanfront houses and condos to more reasonbly priced 2nd row properties with oceanviews. Many properties include pools and hot tubs as well, perfect for outdoor entertaining, and many are dog friendly.   Lanier also notes that all properties are within walking or driving distance to Pleasure Island’s main attractions – Carolina Beach and Kure Beach. The former, as described by Lanier, is the more commercialized of the two destinations and features a boardwalk, outdoor dining options and a plethora of weekly activities including fireworks, live music, amusement park pop-ups, and movies under the stars. Kure Beach offers a more residential feel with its fishing pier, intimate restaurants and family favorite, North Carolina Aquarium at Fort Fisher.More water fun awaits, too. “There is a harbor and a canal that feed into the intercoastal. We have several properties on the harbor so guests can bring their boat, kayak, [or jet ski] and travel between islands,” says Lanier.   A stay with Victory Beach Vacations is an annual pilgrimage for most. “A large percentage of guests are previous guests. Some even reserve the same property for the next year as they’re checking out,” Lanier says. “It’s almost like it’s their personal vacation home.”   Even before guests arrive at their vacation destination, the Victory Beach Vacations’ website greets them with a live beach cam and exquisite aerial footage of both Carolina and Kure Beaches.
