About this Property
Surf Watcher is a very versatile home. In there you can organize from your loud and busy family or friends' reunion to staying in a relaxing home, savoring the beach and nature that Sunset Beach and its surroundings offer.
This home has peaceful rooms that sleep 14 people, long tables to eat inside, and a great round table on the outdoor space, that personally, I appreciate having my breakfast during my stay, relishing the sounds of the waves and the warm weather.
It has four (4) bedrooms each with its own bathroom.
Room 1: King bed, bathroom with shower
Room 2: Twin & Twin, bathroom with bathtub.
Room 3: Queen & 2 Bunk beds, bathroom with bathtub.
Room 4: Queen & Queen, bathroom with shower.
Living Area: Queen Sleeper and half bathroom.
At our top floor terrace, you will be able to see pretty sunrises and sunsets and late at nighttime, the stars. However, if you are a sunset lover, I recommend you walking to the boardwalk and seeing the sun drowning in the water. And because you are there, you can check out s few stores where you can buy souvenirs and ice cream, turning this walk into something to do after dinner.
Everyone asks us how close the beach from the home is, well is as closest as it can be, and this home has a cute rainbow path that guides you from the yard to the boardwalk, few stones away ????. Of course, if you don’t want to go through nature you can walk from the beach entrance walking from the front home.
As you can see in our luxuries, we give a long list of things to appreciate your time inside and outdoor the home, from kitchen supplies, ice cone machine, to beach chairs and beach toys. You are welcome to use them. Remember this is a family home so please take care of the stuff. We try to update our home supplies and furnishings very often to offer you always the most striking of the most great.
For the pet lovers, unfortunately, we do not accept them, not because we don’t adore them, but to keep the home tidy for the next visitors. Also, we are smoke-complimentary.
At the end and before every staying, a professional cleaner comes to tidy and disinfect the whole home and stocking the home for the next visitors.
Even though we, the owners, are not in Sunset Beach, we are one call, text, or e-mail away for any assistant you need. If you need assistance, we have local people ready to help.
IMPORTANT: PARTIAL CHECK-IN IS NOT ACCEPTED DUE TO COVID-19 CLEANING PROCEDURES.
NO PARTIES OR EVENTS! NO SMOKING. NO FAMILY PETS (please, we are asthmatic).
PLEASE RINSE OFF SAND AT THE RINSE STATION BEFORE ENTERING THE HOME.
PLEASE BRUSH OFF SHOES BEFORE ENTERING THE PORCH FROM THE STREET SIDE OR SEA SIDE.

903 HOME RULES
(a). CHECK-IN. Tenant will be given check-in location and phone number after all charges are paid. Check-in time is 3:00 p.m. on the check-in date of your reservation. To accept sufficient time to prepare the unit for your use, we ask that you do not request early occupancy, (NO EARLY CHECK INS ACCEPTED due to the Covid-19 Cleaning Requirements). It is recommended that Tenant contact Owner to make appropriate arrangements to ensure keys and directions to rental unit are made available.
(i) All units shall be supplied with quality linen & all beds (except for bunk/couch beds) shall be made.
(ii) All units shall be supplied with bathroom towels and kitchen towels.
(iii) TWO KEYS will be decorated on check-in. Tenant will not duplicate keys to the home. There will be a $250 re-keying charge for lost or unreturned keys.
(b). CHECK-OUT Tenant will vacate premise by 10:00 am on check-out day. An additional day’s rent will be charged for all late check-outs (NO LATE CHECK OUTS ACCEPTED due to the Covid-19 Cleaning Requirements).
(i) Please remove all linen and place them on the bedroom floor.
(ii) Please place all towels on the bathroom/kitchen floor.
(iii) We kindly request that you start a load of TOWELS before leaving.
(iv) We kindly request that you start the dishwasher before leaving.
Tenant is responsible for replacing bed covers on all beds, emptying refrigerator, turning off lights, taking out trash the nighttime before the pick-up date (a $150 charge shall be applied for failure to abide with this policy), leaving the AC set on 80 degrees in the summer (or heat set to 60 degrees in the winter), securing all doors and windows, leaving the home generally tidy damage-complimentary and in good condition for our cleaning team, leave the keys on the kitchen counter.

(c). PERMITTED OCCUPANTS Tenant (aged 25 & older) must take possession and maintain possession of subject unit for the full rental period. The Tenant shall not permit anyone under the age of 25 to take possession of this unit for any extended period. The Tenant shall not permit the unit to be occupied or used as a residence by more than the max. number of occupants allowed under this lease. Tenant includes; parents, grandparents, children and extended families (including all children) and friends/visitors and their family members. IDs must be furbished upon request. NO EXCEPTIONS. THE UNDERSIGNED REPRESENTS (HIM/HER) SELF TO BE AN ADULT 25 YEARS OR OLDER.
(d). LEASE NOT ASSIGNABLE Tenant shall not assign this agreement or sublet the unit in whole or part.
(e). NONDISCRIMINATION Owner shall conduct all rental activities regarding this agreement without respect to the race, color, religion, sex, national origin, handicap, familial status, sexual orientation, or gender identity of any event or prospective event.
(f). PROHIBITED CONDUCT SPECIAL EVENTS & HOME PARTIES ARE NOT ACCEPTED! Absolutely no beer kegs, fireworks, ATVs or RVs, or illegal activities allowed on premises. Violation of this will result in the termination of lease and immediate eviction without refund unless unit is re-rented at the same rate as the rented rate. WE TAKE SAFETY, SECURITY, AND GOOD CONDUCT SERIOUSLY.
(g). DAMAGES Tenant is REQUIRED to REPORT ANY BREAKAGE OR DAMAGES TO THE OWNER UPON ENTRY OR OCCURRENCE (which ever comes sooner). Tenant agrees to be responsible for any damages done by Tenant, his family, or visitors. Tenant authorizes Owner to charge his or her security deposit for damages beyond reasonable wear and tear. Failure to give this info can result in a $150.00 charge being imposed.
(h). WASTE MANAGEMENT POLICY Failure to abide by the policy requiring putting out the garbage/recycling bins on the street side of the sidewalk may result in a $150.00 Charge Being Imposed.
(i). ACCOMMODATIONS The home is supplied for normal housekeeping and includes in the KITCHEN; an abundance of dinner ware, wine glasses, dinner silverware, preparing silverware, cookware, potholders, bowls and serving dishes, cutting boards, drain pan, hood exhaust with lights & fan, microwave, toaster oven, 4 slice pop up toaster, 12 cup electric drip coffee pot, stainless steel electric tea pot, blender, electric hand mixer, electric glass stove top/oven, dishwasher, dishwasher detergent jell pods under the sink, hand soap dispenser on sink, kitchen garbage can, kitchen garbage bag dispenser, kitchen garbage bags, take away disposable food containers, and one roll of paper towels. In the LAUNDRY ROOM; washer/dryer, laundry detergent pods, 2 additional propane gas tanks, 3’x3”x6” stainless steel brush with long handle. In the DINING ROOM; internet, Wi-Fi, infant seat, our FAMOUS SPORTS WALL with bocce set, spike ball set, football, soccer ball, volleyball, baseball glove, binoculars, tripods, telescope, guitar with additional guitar strings, games/books galore. In our FAMOUS LIBRARY; dedicated ice maker, snow cone maker, snow cones, games galore, books galore, 6’ folding table, 6 folding chairs. In our Spare Bedroom East; iron, ironing board. In our Cleaning Closet; vacuum, brooms, dustpan, and brush. On the 500 square foot SEA SIDE PORCH; 3 rockers, 2 gliders, seating pads, 4 side tables, breakfast table, 5 chairs, upper sun outdoor space, elevated board walk, foot rinse, fish flag with pole. On the GROUND FLOORING; a propane gas grille, a weber charcoal grille, picnic table with benches, children table with 4 stools, hot/cold shower, 3 guest storage rooms, “beach cart/toys”, “boogey boards/umbrella”, “beach chairs”. In all 4 FULL BATHROOMS on the Walls; 2 body wash dispensers, 2 shampoo dispensers, and disposable hand soap dispenser on the sink, one roll of toilet paper per bathroom. In all 4 BEDROOMS; all beds have bed pads, bed covers, bedspreads, blankets, pillows, pillow covers, pillow cases, linens. In the LIVING ROOM; a couch bed with sheets and blanket included in the bench chair seat & a pillow supplied in the Master Bedroom.
(j). MAINTENANCE Owners make every effort to keep each unit and its equipment and niceties in good working order. Owner shall not be liable for damages and no refunds will be given for such temporary failure, supplied the Owner is seeking to service, repair or replace said failure in a reasonable manner upon receipt of written notification, via text or e-mail, from the Tenant of same. Difficulties with utilities, services or amenities included by third-event vendors may take additional time to remedy as Owner has limited ability to control third event scheduling.
(k). RIGHT OF ENTRY AND ACCESS TO THE UNIT Owner reserves the right to enter premises or schedule for professional services, with a reasonable notice to Tenant, during tenancy including but not limited to inspecting, making repairs, or showing home to purchasers or Tenants.
(l). OUTDOOR FIRES All fires, are precisely prohibited. Charcoal grilles are allowed when used in accordance with the Town of Sunset Beach Ordinance. Fireworks or possession of fireworks is not allowed on premises at any time.
